Home Inspection Frequently Asked Questions

Full Electrical Inspection by a Master Electrician

Reports within 24 Hours

What does a home inspection from EHI include?

Regardless of the package chosen, every inspection performed by EHI begins with a complete assessment of your property from foundation to ridge line. We walk every accessible area of the home, interior and exterior, and document every finding with photos, measurements, and plain-language explanations. A standard home inspection in Maine covers the structural components, roof, attic, insulation, plumbing, HVAC systems, and electrical systems. Our full scope of services is outlined on the Our Services page.

Our inspection reports are not boilerplate PDFs. They are property-specific, timestamped documents that identify defects by location, describe their significance, and recommend next steps. Every client receives their report digitally within 24 hours of inspection, and often within the same evening.

We also take the time to answer your questions. If something in the report isn’t clear, call us. We stand behind our work.

How long does a home inspection take?

Most residential home inspections take between two and four hours, depending on the size, age, and condition of the property. Specialty services like radon testing, septic inspection, and sewer scoping add additional time. Reports are often delivered within 24 hours of inspection completion, often the same evening.

Do VA loans require a home inspection in Maine?

VA loans require that a property meet VA Minimum Property Requirements (MPRs). While the VA requires an appraisal rather than a full inspection, most lenders and buyers’ agents strongly recommend a complete home inspection for VA loan purchases. EHI produces reports structured to support VA loan closings in Maine.

Is radon testing necessary when buying a home in Southern Maine?

Maine is classified as a high-radon-potential state by the EPA. Maine homes with basements and crawl spaces, especially those in Cumberland and York counties, carry meaningful risk. Radon testing is strongly recommended for any home purchase in that area. EHI includes radon testing in the Professional and Elevated packages.
