Veteran Owned and Operated

Every Elevated Home Inspection Includes:

Every home inspection performed by EHI begins with a thorough, top-to-bottom assessment of the property — from foundation to roofline. Our certified home inspectors walk every accessible area, interior and exterior, documenting every finding with photos, measurements, and plain-language explanations.

Every client receives a detailed, property-specific home inspection report that identifies defects by location, explains their significance, and recommends clear next steps — so you can make confident, informed decisions about your home purchase.

We stand behind every home inspection we perform. If something in your report isn't clear, we're a phone call away — because a great home inspection doesn't end when we leave the property.

Professional
(Most Popular)

Our more comprehensive standard package, and the one most Southern Maine buyers choose.

The Professional package adds our Radon and Water testing to the full Essential foundation. For most buyers and sellers in the Southern Maine areas, this is the inspection that provides genuine peace of mind.

  • Everything in the Essential package is included.

  • Radon Testing - Maine is high-risk; EPA action level comparison included in report

  • Thermal Imaging (Infrared Scan) - Our infrared camera reveals hidden moisture, missing insulation, and electrical hot spots that a standard inspection can't see.

$849

Elevated

The most comprehensive inspection available. This is best for older homes, rural properties, and buyers who want complete certainty.

The Elevated Package is built for properties where the stakes are highest. Older construction, private wells, on-site septic systems, and vacant homes or homes with deferred maintenance all carry hidden risks that only a complete inspection can surface before closing.

  • Everything in Professional is included

  • Well & Septic Inspection - We inspect your well casing, water pressure, and septic system components for signs of failure, damage, or improper function.

  • Full Electrical Inspection - A licensed Master Electrician performs a thorough evaluation of your entire electrical system, going beyond what a standard inspection covers.

Our Individual Services

Master Electrician Electrical Review

Every accessible outlet in the home is tested with a meter. Electrical panel covers are opened and removed, and the interior is thoroughly inspected; breakers, wiring, connections, and bus bars. We check for scorching, moisture intrusion, loose connections, and undersized wiring. The exterior meter enclosure and utility connection are also assessed. GFCI outlet placement is verified against code requirements.

$349

Radon Testing

Maine is classified as a high-radon-potential state by the EPA, and homes in Cumberland and York counties, particularly those with basements or crawl spaces, carry risk. Radon is an odorless, colorless gas produced by the natural decay of uranium in soil and rock. It is the second leading cause of lung cancer in the United States.

$225

Water Quality Testing

For properties served by private wells, water quality testing is one of the most important inspections a buyer can request. We test for bacteria (coliform and E. coli), nitrates, arsenic, lead, fluoride, hardness, and pH. Many Southern Maine lenders require a water quality report before closing on rural and semi-rural properties.

$375

Well & Septic System Inspection

A failing well or septic system can lead to costly repairs and unexpected issues that are often missed during a standard walkthrough inspection.

Our well & septic inspection evaluates the septic tank, distribution box, leach field, and well system for visible signs of leaks, failure, inadequate capacity, or improper installation to help protect your investment.

$329

Swimming Pool, Hot Tub, and Spa Inspections

Pool and spa equipment, shell conditions, safety features, bonding and grounding, and operational components are inspected.
